Realm Announces Launch of Comprehensive Leasing Management Package

HOUSTON, TX – June 8, 2007 - Realm Business Solutions Inc., the global provider of real estate technology, is launching Lease CRM, its comprehensive leasing management package, in June 2007. The software is targeted at commercial real estate companies that own or manage retail, office, or industrial property.

"Lease CRM is the one and only customer relationship management product built by a company that focuses specifically on providing solutions for the real estate industry," says Michael Tuer, EVP of Realm. "We've already pre-sold several thousand licenses to companies that are tired of using a mishmash of databases, templates and spreadsheets."

This new and unique product offering is geared toward the people who are in charge of leasing space and interfacing with existing and prospective tenants. It is designed to integrate with any property management and asset management system, reducing the amount of time and effort involved in transferring data and critical documents.

Lease CRM was created through extensive market research with Realm's existing customers. "By talking to our customers, we found out that the leasing process is no different than any other sales process, and that's why we decided to go with Microsoft CRM as the engine," Tuer explains. The program manages customer contact from beginning-to-end overlaying real estate industry specific criteria on top.

Built on the Microsoft platform, Realm's Lease CRM provides deal workflow management, lease pipeline tracking and contact management. These features make it easy to create formalized workflows and milestones, integrate MicrosoftWord and Excel documents into the system and create specialized real estate documents such as letters of intent and legal agreements.

"When it comes to leasing space, it's critical that everyone in the organization have a good handle on what the pipeline looks like and what kind of prospects are lined up," Tuer says.

Today, most companies are using spreadsheets and running reports every time an executive wants an update. With Lease CRM, executives can view the pipeline in a dashboard format or run their own detailed reports with a click of the mouse. "The workflow management and pipeline tracking allows companies to analyze their assets to identify trends and to make educated decisions," Tuer explains.

In addition, Lease CRM manages lease renewals and keeps track of any lease options by flagging specific blocks of space if existing tenants have expansion rights or first right of refusal for the space. "Without using Lease CRM, it's a challenge to manage all of the lease provisions," Tuer says. "Realm's offering can prevent any legal issues that might arise if these lease provisions were overlooked."

Lease CRM also has the ability to capture lease accounting information so it can be immediately uploaded to a property management system instead of requiring manual data entry of information abstracted from the lease documents. This feature saves time and minimizes errors that could impact cash flow, reporting and asset management.

Perhaps most importantly, Lease CRM helps leasing agents evaluate different leasing scenarios and compare them. For example, Lease CRM is able to analyze the different elements of the lease including rental rate, tenant improvement allowance and options. This function allows leasing agents to determine whether or not deals meet the owner's criteria and how they contribute to a property’s overall financial performance.

Additionally, Lease CRM has the ability to track marketing efforts. The technology makes its possible for leasing professionals to keep track of previous and ongoing campaigns and to measure their success.

"All of these functions are built into the Lease CRM platform," Tuer says. "In comparison, competitive products are simply a plain CRM shell that must be customized for the real estate industry. Lease CRM eliminates the time involved in going through the development and creation process because it boasts significant industry applications and can still be customized."

Lease CRM is a web-based application that can be accessed through an Internet browser or integrated into MicrosoftOutlook. Additionally, Lease CRM has strong support for mobile devices such as a Mircosoft Mobile PDA or a Blackberry.
