ARGUS Valuation - DCF™
- Introduction to ARGUS Valuation - DCF and Initial Property Set-Up
Get started using ARGUS Valuation - DCF! This informative primer will show you how to log into
ARGUS Valuation - DCF and begin creating a new property model from scratch.
- Understanding Revenues and Expenses
This course will teach you how to input the necessary revenue and expense
information for a property or portfolio in ARGUS Valuation - DCF. The course deals with items
like capital, operating, reimbursable and miscellaneous expenses.
- Building the Rent Roll
The list of tenants or rent roll is one of the most important data points in a
financial model. This class provides specific instruction on how to enter
tenant data, determine market leasing assumptions, and run informative reports
based on tenant data.
- Using the Yield Menu
As you advance through your training, the course on using the Yield Menu in
ARGUS Valuation - DCF will be particularly helpful in including factors such as property
purchase and resale, debt financing and present value discounting in your
analysis.
- Reports
This course will introduce you to running reports and utilizing the
different reporting capabilities such as exporting and basic graphing. You
will learn about Property Level Reports, Tracking Reports, and Rent Roll
Reports.
- Graphs
This course will review advanced reporting options. This course will

- Building a Portfolio
This course will explain how to create an ARGUS Valuation - DCF portfolio and run consolidated
reports. This course will also cover how to run scenarios across the portfolio
adjusting assumptions such as market rents, inflation rates, and cap rates. In
addition, learn how to model portfolio level debt and consolidate tenant cash
flows.
- Advanced Rent Roll
This course will provide an understanding of the rent roll and how to
model rental bumps, CPI, and step rent. This course also covers how to build
categories to structure more complex Tenant Improvements, Leasing
Commissions, and Rent Abatements. In addition, leasing up large blocks of
space and creating tenant groups are explained in great detail.
- Detailed Reimbursement Methods
This course will explain how to model several reimbursement methods including
Base Year, Net, Retail CAM pools, and Recovery Caps. This course also covers
key reports including the Recovery Tracking report, The Reimbursement Detail
report, and Scheduled Expense Reimbursement Revenue.
